Rental vs sales pipeline

Viewing and renewal stages are not enquiry-qualified-visited-booked copied from project sales. Property managers who paste token and loan-disbursal columns onto a 45k/month 2BHK will train the team to ignore the board. CoPulse pipeline is configurable per Project — use it. Definition

A sales pipeline for new property typically runs New enquiry → Qualified → Site visit booked → Visited → Negotiation/token → Booked → Loan disbursal → Construction/handover, plus Dormant. A rental pipeline should run enquiry → qualified tenant → viewing booked → viewed → application/KYC → moved in → renewal/notice — without token, disbursal, or tower construction stages unless you truly sell plus lease in one messy Organization (prefer two Projects).

Why copied sales stages stall leasing

RMs skip columns that mean nothing. Reports show ‘zero bookings’ because Booking meant token. Owners think the CRM is broken. WhatsApp still works; the board does not. Insights narratives about Saturday saturation may still help viewings, but loan-follow-up-cold-in-48h is the wrong cue to paste into a rental Project.

HowTo: split the boards

Create a Project for leasing. Configure pipeline stages to match viewing and renewal. Attach a qualifier that asks lease dates and budget, not stamp duty.

  1. New Project for leasing Organization can have both. Do not reuse the developer sales Project ‘to save setup.’
  2. Rename stages to leasing words Viewing booked, viewed, application, moved in, renewal. Drop loan-disbursal.
  3. Knowledge base for units Availability, pet policy, deposit — not tower payment plans.
  4. Calendars for viewings Weeknight slots matter more than Saturday 11:00 site rush — still set capacity honestly.
  5. Workflows that match Viewed → send application link. Do not attach EMI WhatsApp from the sales template pack.

Worked example: sales Project vs leasing Project in one Organization

A developer Organization sells Oakshire and also leases an older inventory. Sales Project keeps token and loan columns, qualifier cites Oakshire knowledge, Saturday site visits. Leasing Project has viewing Wednesday 18:30, deposit FAQ, no construction updates campaign. Same Gupshup number can be confusing — many desks use separate channels or clear agent router so the Oakshire qualifier never answers a rental WhatsApp. Wallet is still the Organization wallet; usage is usage.
