RE Qualifier
Conversation agent, skills for intent, budget, locality. Knowledge: your live listings PDF.
A solo agent can run a qualifier plus visit scheduler on wallet-only pricing without hiring a calling team. CoPulse still uses Buyers & Tenants and Bookings, but the desk is one operator: Agent Studio, library templates, and a short pipeline.
Independent agents drown in Instagram DMs and portal leftovers. A seat-based CRM is a tax. Wallet-only usage means you pay when you message or call. You still need two agents in Studio: a qualifier (BHK, budget, locality) and a visit scheduler (appointment skill). Voice covers T-1 confirmation so you are not dialing while driving to the site.
Meta and web in, WhatsApp to qualify and book, phone to confirm, email only if you run a small listings digest.
Two conversation agents and optional drips. Skip autonomous lists until you have a dormant pile — and know success is sends/reads, not visit booked.

Appointment skill + calendar. Writes Site visit booked.
Voice surface, training greeting, confirm pickup if you offer it.
Top up when you broadcast. Preview cost. No seat fee for being a team of one.
One Organization, one Project. Pick Real Estate. Connect WhatsApp first.
Signup → Real Estate → Setup → Channels (WhatsApp Gupshup, phone, optionally Meta and web) → Library → Agents → Studio (qualifier + scheduler) → Pipeline four stages → optional Growth drip. SMS is not live.
You connect one WhatsApp number under Setup → Channels, upload a listings PDF to the knowledge base, and create two agents in Studio: qualifier and scheduler. Instagram lead ads, if you run them, land in the same inbox via Meta — not a third app. Wallet-only pricing means you top up before a small broadcast; there is no seat SKU for being one person. T-1, the voice agent uses your training greeting to confirm the visit. You spend Saturday on the site, not on a spreadsheet. If you later hire, you already have a Project inbox instead of a personal chat history you cannot hand over. Autonomous win-back can wait until you actually have 60-day dormant contacts — and you will not get stop-on-booking from it today.
Keep the pipeline to four stages. Do not copy loan-disbursal from a developer template. After the WhatsApp 24-hour window, only approved library templates send. Gupshup is the live WhatsApp path. Skip SMS. When a buyer wants to negotiate, hand off — the inbox is the briefing. That is the whole solo operating system.
If a hop needs a second hire, automate it first.
| Hop | Channel | What happens | Owner |
|---|---|---|---|
| 1 | Meta / web | Enquiry in inbox | Capture |
| 2 | Qualify + book | You + AI | |
| 3 | Phone | T-1 confirm | Voice |
| 4 | Inbox | Negotiate | You |
Jobs are omnichannel. Each link is one URL, not a WhatsApp-only clone.

No. Wallet-only — messages, calls, AI.
Yes, but no-shows rise. The Visit Caller is the cheap hop, not a call center.
You can run a dormant list later. Today it will not stop automatically when a visit is booked.
Upload your listings. The qualifier should not invent a 3BHK you do not have.
Use the Project number in Setup → Channels so threads are auditable if you hire later.
